Version applicable as from 1 October 2025
By booking a stay or any service with Faubourg 21, the Guest acknowledges having read and accepted, without reservation, these General Terms and Conditions as well as the Special Terms of the chosen rate.
The Guest further acknowledges having received, prior to booking, all essential information regarding the services, including the main characteristics of the services, the price including all taxes, and the terms of payment and performance.
Article 1 – Booking and Capacity
To make a booking, the Guest must be at least 18 years old. The booking becomes effective after acceptance of these General Terms, provision of bank card details or payment of a deposit, and confirmation by the Establishment by e-mail.
- A booking is nominative and non-transferable without prior approval from the Establishment.
- To guarantee the booking, the Guest must provide valid credit or debit card details (Visa, MasterCard, American Express are generally accepted).
- Published rates are not valid for Group Bookings (defined as bookings of 4 rooms/suites or more). The Establishment reserves the right to apply special conditions or cancel bookings identified as Group Bookings if the Guest does not accept the applicable conditions.
Article 2 – Rates and Payment
2.1 Rates
Rates are indicated in euros, inclusive of all taxes. Prices include only the services explicitly mentioned in the booking confirmation. Any change in VAT rate or the introduction of new taxes will be applied automatically.
2.2 Payment
- Non-refundable bookings are charged at the time of reservation.
- Flexible bookings are charged 2 days prior to arrival. In case of failed payment, the Guest will be notified of the cancellation of the booking.
- Accepted payment methods include bank cards (Visa, MasterCard, American Express, others). Cheques are not accepted.
Article 3 – Cancellation, Modification, and No-Show
Cancellation conditions depend on the chosen rate.
- Non-refundable offers are final and binding.
- For flexible rates, no refund is possible after the charge is processed 2 days before arrival.
- In case of early departure, the full amount of the originally booked stay remains due.
Article 4 – Check-in and Check-out Conditions
- Check-in: Rooms are guaranteed from 3:00 p.m. onwards. Early arrivals before 3:00 p.m. are subject to additional charges. Original identification documents of all occupants must be presented at check-in.
- Check-out: Rooms must be vacated by 12:00 noon. Late check-out will result in additional charges.
Article 5 – Specific Restrictions
- Children: Faubourg 21 is strictly for adults only. Children under 12 years of age are not permitted to stay at the Establishment.
- Pets: Pets are not allowed in the Establishment, including guest rooms and common areas, without exception.
- Non-Smoking Policy: All rooms and indoor areas of Faubourg 21 are strictly non-smoking. Any violation will result in cleaning and restoration fees.
Article 6 – Security Deposit
A credit card pre-authorization may be taken upon arrival as a security deposit. This deposit may be used in the event of:
- Damage or restoration costs in the room or common areas.
- Unpaid services or additional consumption.
- Non-compliance with the internal regulations or specific restrictions.
Article 7 – Conduct and Safety
- Guests must respect the peace and quiet of the premises.
- External visitors are not permitted without prior registration and approval by the Establishment.
- Any inappropriate behaviour or breach of the regulations may result in immediate eviction from the Establishment without refund.
Article 8 – Liability and Insurance
- In case of theft, Articles 1952 and 1953 of the Belgian Civil Code apply.
- Guests remain responsible for their vehicle for the duration of their stay.
- In case of damage caused by the Guest to the property, equipment, or premises of the Establishment, all repair and restoration costs will be charged to the Guest.
Article 9 – Force Majeure and Relocation
In the event of force majeure (natural disaster, pandemic, strike, incident rendering accommodation impossible, etc.), contractual obligations may be suspended.
- If an unforeseen event prevents accommodation, the Establishment may propose alternative accommodation of equivalent category or cancel the booking with full refund if the impossibility exceeds a certain period.
- The Establishment will not be held liable for any failure or delay caused by circumstances beyond its reasonable control.
Article 10 – Personal Data
Personal data collected is processed in accordance with Belgian and European data protection laws (in particular the GDPR) and is used for bookings and client relations. Guests have the right to access, rectify, delete, and oppose the use of their data.
Article 11 – Governing Law and Jurisdiction
These General Terms and Conditions are governed by Belgian law.
Any dispute arising from the execution or interpretation of these General Terms and Conditions must first be subject to an attempt at amicable resolution.
Failing such resolution, disputes fall under the exclusive jurisdiction of the courts of Brussels.
